Water Heater Repair & Replacement
The majority of the time, when a tenant does not have access to hot water, it is because the heater itself has failed, which is typically attributable to the fact that it has aged. Before we provide an estimate for a new heater, we check if replacing a part can fix it. We will replace the water heater, tankless and all, when the time comes.

What to tell your tenant before we get there
Pass them on or read them out to them over the phone. None of it involves the tenant disassembling anything. It's only a matter of keeping the damage limited until we arrive.
- Water leak: If they know where the shutoff valve is and can get to it safely, have them close it slowly. Don’t force a stuck valve. And nobody should be standing in water near anything electrical.
- Toilet overflowing. Do not flush. The supply valve is often located behind the toilet or off to the side. If accessible, it should be turned off. Keep children and pets out of the water.
- Drain Backup: Discontinue use of that sink, tub or toilet. If you have more than one drain backing up, discontinue water use in the unit entirely. Don’t use drain cleaner. Steer clear of sewage.
- No hot water: Ask whether all the hot taps are not working or just one and if there is any water surrounding the heater. That's all. Covers, wiring, gas controls are left alone.
- Smell of gas: Get out quickly. No light switches to flip, no appliances, no fires. If they are outside and away from the building, call 911 or the gas company. Don’t wait for us inside.
